How We Operate:

• When you lease an apartment at a participating community and list us as your referral source, we receive a small referral fee.
• As a thank you for using our free second chance apartment locating service, we reimburse your application fees for up to 2 adults that apply for an apartment and meet the criteria listed below.
• You can choose to spend the rebate however you would like at a local restaurant near your new apartment or even buy a tank of gas after you’re finished moving; however you want to spend the money is up to you!

How to Qualify:

1. Eligibility:
   • One rebate per lease, regardless of occupant number.
   • Rebate is for up to 2 adults. $75 max application fee reimbursement per person.
   • Minimum lease term of 6 months required.
   • Rebate only valid for new leases, not renewals or transfers.
2. Referral Requirements:
   • “Spirit Real Estate” must be listed as the referral source on both guest card and lease application.
   • Applicant must not have prior knowledge of or relationship with the property.
3. Application Process:
   • Rebate form must be completed before move-in.
   • Submit “report a lease” request within 30 days of lease start date.
4. Rebate Payment:
   • Payment issued after you move in and Spirit Real Estate Group receives commission from the apartment community.
5. Disqualifications:
   • Prior residency or relationship with property management.
   • Using another apartment locator service.
   • Property’s refusal to pay commission or withdrawal of consent.
6. Legal Considerations:
   • Rebate subject to consent of represented parties.
   • Spirit Real Estate Group and Second Chance Apartment Group are not liable for property information inaccuracies or misrepresentations.
   • Program terms subject to change without notice.
7. Commission Requirements:
   • Property must pay a locator referral fee for rebate eligibility.
